The Inspection Process

  

Now that you’ve found the house you want, it’s time for your inspection. Our first objective is to get your inspection completed with the report returned to you early in your option period.  This will allow time, if needed, to bring other professionals in to help assess any deficiencies, provide repair cost estimates and perform any other due diligence that will assist you in moving forward with your purchase.


The average inspection will typically take 3-4 hours depending on the condition of the home.  Larger homes will, of course, take longer. If possible, we ask that you come to the house to meet the inspector at the end of the inspection. This will give us time to review the inspection, discuss the condition of the house, answer your questions and address any other concerns you may have about the house. 


Although you will leave the inspection having a better understanding of the condition of the house, we will provide you the written report with pictures included, within 24 hours, via email. Time is of the essence, and we want to keep the process moving for you. There is still much to be done before closing!


We are available by phone or email to answer your questions.  Although we are not in the repair business, if you need a referral to a trusted contractor, we can help you with that.  Our recommendation is to have 2 or 3 bids for any repairs to make sure you are comfortable with your choice of contractors. Your realtor, friends and family may also be a good source of referrals for you.
