Why is an inspection important?

For most of us, our homes are our most expensive investment. It is important that you have a clear understanding of the condition of the home so you are not surprised with costly repairs after closing


What components of the home are inspected?

The Texas Real Estate Commission has established minimum standards for all inspectors. The items covered in the inspection are the foundation, grading and drainage, roof covering materials, roof structure and attic, walls, ceilings and floors, doors, windows, stairways, fireplaces and chimneys, porches, balconies, decks and carports, electrical systems, heating ventilation and air conditions systems, plumbing systems, appliances, irrigation systems, swimming pools and hot tubs.


What can you inspect?

Cole Inspection Group is a full service inspection company. We can inspect the house, swimming pool, irrigation system, septic system, water wells and yes, we can even inspect for those awful termites and other wood destroying insects! Ask about our annual foundation inspection program!


What can’t you inspect?

Home inspections are visual, non-technically exhaustive inspections. That means we cannot take equipment apart. We cannot inspect areas of the home that are not accessible and we cannot move furnishing or household items in occupied homes.


How long does the inspection take?

The typical inspection takes between 3-4 hours based on the condition of the home. 


Do I need to be at the inspection?

You are not required to be at the inspection. You are encouraged to meet with the inspector when the inspection is complete for a thorough review. 


When do I get my inspection report?

Inspection reports are sent to you within 24 hours via email.


Who chooses the inspector?

You choose the inspector. Scheduling the date and time of the inspection may be done by you or your authorized representative


When is payment due?

Payment is due at the time of inspection


Are repair costs included in the inspection report?

We are not in the repair business so we do not provide repairs costs. However, we are happy to provide you contact information to a trusted referral that can help with this. Your realtor may also be able to provide referrals as well.
